Roof Restoration
Full Roof Restoration.
What Full Roof Restoration Actually Involves
A full roof restoration is not just a coat of paint slapped over old tiles. It is a staged process that addresses everything from structural integrity to surface protection, in a set order that matters.
Here is what the work typically covers, start to finish:
- Pressure cleaning. A high-pressure wash strips lichen, moss, algae and years of built-up grime. In Wynnum and the surrounding bayside suburbs, salt air and humidity accelerate biological growth, so this step is heavier going than it might be for an inland property.
- Tile inspection and repair. Each tile is checked by hand. Cracked, slipped or missing tiles are replaced. Flashings around chimneys, skylights and valleys are resealed or replaced where needed.
- Re-bedding. The mortar (bed) holding ridge caps in place is broken out and relaid with fresh mortar. Old beds go brittle and crumble; replacing them is the difference between a ridge cap that stays put in a storm and one that does not.
- Re-pointing. Once the mortar sets, a flexible pointing compound is applied over the top. This is the visible finish coat on the ridge. Flexible compound moves slightly with the roof through heat cycles, which matters in a Brisbane summer.
- Priming and recoating. A penetrating primer is applied first, then one or two topcoats of a roof membrane or sealer. Colour is restored, and the surface is protected against UV, rain and further organic growth.
For metal roofs the process is similar but skips re-bedding and re-pointing. Instead, rust treatment, seam sealing and a compatible metal roof paint system are used.
When Does a Wynnum Home Need This?
A full restoration makes sense when the roof is worn but structurally sound. It is not a patch job and it is not a full replacement.
Look for these signs:
- Ridge caps that rock or have visible cracks in the pointing
- Lichen or moss that keeps coming back within a year of cleaning
- Tiles that look chalky, faded or are visibly porous (water soaks in rather than beading)
- Minor leaks after heavy rain, especially along the ridge line or valleys
- A roof that is 15 to 25 years old and has never been restored
In Wynnum, Manly and Lota especially, the combination of coastal humidity and afternoon storm seasons (roughly October through March) tends to age roofs faster than the manufacturer's estimates assume. If your terracotta or concrete tiles are past the 20-year mark and have never had attention, it is worth getting eyes on the roof before the next storm season.
What Does It Cost in Brisbane?
For a typical suburban home in the Wynnum to Manly West corridor, a full roof restoration typically runs between $3,000 and $8,000. Larger homes or those with complex rooflines can push toward $10,000 to $12,000.
What moves the price:
- Roof size and pitch. Steeper pitches require additional safety equipment and slow the work down.
- Tile condition. If a significant number of tiles need replacing rather than just cleaning, material costs climb.
- Access. Single-storey homes with clear perimeter access cost less to work on than double-storey homes or properties with restricted access (think tight Wynnum backyards or homes close to fences).
- Number of coats. Some quotes include one topcoat; a quality job typically uses two.
- Colour change. Switching from a dark tile to a light colour (or vice versa) may require additional primer and topcoats.
What Is Typically Included in a Quote, and What Is Not?
Most detailed quotes include the full clean, repair, re-bed, re-point and recoat. They should specify the brand and type of coating being used.
Watch for these potential extras:
- Fascia or gutter repairs (these are a separate service)
- Tile replacements beyond a small allowance (ask what the allowance is)
- Scaffolding on multi-storey homes (sometimes quoted separately)
- Chimney or skylight flashing work beyond minor resealing
A quote that does not itemise any of this is worth questioning before you sign.
Is a Full Restoration Right for Your Roof?
It is the right call if the structure underneath is sound and the issues are surface-level to moderate. If rafters are rotten, sarking is missing and multiple battens have failed, restoration will not fix those problems; that is a replacement conversation.
A quick way to sense-check it: if a tradie can walk the roof without cracking tiles underfoot, and the underlying timber feels solid, restoration is usually viable. If tiles crumble under foot traffic, the decision gets more complicated.
A Straight Note on Safety and Qualifications
Roof work in Queensland carries real risk. Anyone working at height on a residential roof should hold a current White Card and ideally a Working at Heights ticket. The contractor should carry public liability insurance (typically $5 million or more for residential work) and workers compensation cover.
We connect Wynnum homeowners with local providers we have vetted on these points. You are welcome to ask any contractor for their insurance certificate of currency before work starts. Any legitimate operator will hand it over without fuss.
If you want a local provider to assess your roof before the next wet season, get in touch and we will point you in the right direction.
